You have bought a residence in Turkey, but there is a tenant living there.

Within 30 days from the date of purchase of your property, you need to go to a notary and send a notice to your tenant under the lease agreement, which is an official notification stating that you do not want to continue your rental relationship.

If you miss this period, you have the right to send this notice only on condition that the tenant receives it before the end of the lease agreement or at least a month before the alleged eviction, when he will vacate the dwelling.

Important! Even if it seems obvious to you that your tenant needs to move out because the Lease Agreement has expired, you still need to follow the necessary procedures. Because if your tenant unexpectedly refuses to leave the apartment, you can prove your reasons for removing the tenant by submitting a timely notified notice.

A quick way to legally evict a tenant is possible if a written eviction obligation (undertaking) has been signed separately from the contract. In this case, you can contact the court officials. Here it is very important to comply with the legal requirements regarding this document and the subtleties of the work. And in this case, the situation can be navigated according to three different scenarios.

A protocol must be prepared when the tenant leaves the apartment. The landlord and his Tenant sign. It is indicated that the apartment was delivered and accepted without damage, the key was transferred and the deposit will be paid if it was paid during the signing of the lease agreement.

Each step should be thought out and carried out professionally, because the above procedures will be logically followed from each previous one and will be legally based.
